Ooltewah buyers already know LFG as the builder behind Rogers Branch, the gated community less than a mile from Cambridge Square that has been selling homes for a while now. River North is the same builder's next community, and it is landing in a very different kind of location.

Here is the part the marketing language glosses over. Nobody knows yet what a home at River North will cost. Not because the number is being withheld. Because the number does not exist yet. As of this week, LFG has not published a lot map, a price sheet, or a locked set of floor plans for the community. What opens on September 10 is a place in line, not a purchase agreement, and that distinction is worth sitting with before anyone reserves anything.

What LFG Has Actually Confirmed So Far

Strip away the lifestyle copy and here is what the builder has put in writing. River North will include single-family homes and townhomes. Construction is expected to start by the end of 2026, with homes ready for move-in in 2027. The community sits close enough to the river for kayaking, paddleboarding, and boat launch access, and residents will be roughly a five-minute drive or fifteen-minute walk from that stretch of the Tennessee River. LFG itself puts the drive to downtown Chattanooga at about fifteen minutes from River North, compared to the twenty to twenty-five minutes the builder quotes for Rogers Branch in Ooltewah.

What has not been confirmed is just as telling. LFG's own pages describe the community two different ways. One page lists River North as two to four bedroom homes. Another, the community's dedicated "coming soon" page, lists it as three to five bedrooms. No address has been published. No acreage figure has been published. Compare that to Rogers Branch, which has a known location less than a mile from Cambridge Square, sits on more than twenty-two acres, and has published more than seventeen distinct floor plans across a community of more than one hundred homes. River North has none of that public record yet.

One naming note that matters for anyone new to Chattanooga: River North is the builder's name for this specific project, not an established neighborhood boundary the way North Chattanooga or the Northshore area are. Do not assume geographic overlap with either of those areas until LFG publishes an actual site address.

None of this means a specific number for River North. It means buyers should walk into September 10 expecting a location premium relative to Rogers Branch, not a like-for-like price comparison. A shorter commute inside city limits and river access are the kind of features that typically command more per square foot than a gated community twenty-five minutes out, even when the same builder is putting up both projects with a similar construction budget.

A reservation opening before a price sheet exists is a bet on the location, not the home.

The Presale Sequence LFG Already Uses, and Where September 10 Fits

LFG describes its own presale process in four steps: pick a lot from an interactive map, choose a home model and preview design options, secure the home with a deposit, then finalize the design with an in-house designer. That deposit, once a specific lot and floor plan are selected, has been described elsewhere as non-refundable at Rogers Branch.

River North does not appear to be at that stage yet. There is no public lot map. There are no locked floor plans. What opens September 10 reads more like a priority list entry than the deposit-bearing step in that four-step sequence. That is a meaningful difference for anyone assuming a September signature locks in a price or a lot the way it would at a community already mid-construction.

Before putting down anything on September 10, a buyer should get clear, written answers to a short list of questions:

  2. When will the lot map and floor plans become public, and do early reservees get first choice?

  4. What is the community's projected size, and has an HOA structure been drafted yet?

What This Means If You're Weighing Ooltewah Against the River

For a buyer already comparing Rogers Branch to River North, the decision is not only about which commute feels shorter. It is about how much uncertainty you are willing to hold, and for how long. Rogers Branch has a known location, a defined acreage, more than seventeen floor plans on record, and homes that have already appeared on the market with real square footage and real price tags attached. River North has a construction start date, a general area, and a queue.

That trade can favor an early mover who wants first pick of lots once the map does publish. It only works if the buyer is comfortable with a September signature coming months ahead of the numbers that would normally justify it. For clients coordinating a move around a lease end date, a school year, or a corporate relocation timeline, that gap between reserving and pricing is worth building into the broader plan rather than treating September 10 as an answer on its own.

River North is a real project from a builder with a real track record in this market, and the location it is claiming, fifteen minutes from downtown and a short walk from the river, is genuinely different from what Rogers Branch offers in Ooltewah. What is not yet real is a price, a lot map, or a locked floor plan. Reserving a spot on September 10 is reserving access to information that does not exist yet, not a home. Ask which stage of LFG's own four-step process you are actually entering before any money moves.

Is River North part of North Chattanooga or the Northshore? No. River North is the name LFG Homes has given this specific project. No public address has been released, so do not assume it falls within either established area until the builder confirms a site.

Do I need my own agent to reserve a spot? Builders write presale contracts to protect the builder. An agent representing you, rather than the builder's sales office, can help you read exactly what stage of the process a given reservation puts you in before you sign.

What happens to my deposit if I change my mind? That has not been published for River North specifically. At Rogers Branch, LFG's presale deposits have been described as non-refundable once a lot and floor plan are chosen. Ask directly whether the September 10 reservation carries the same terms or is closer to a refundable priority-list signup.
